Interesting. Technically I guess it would be a 1 bedroom because there are alcove doors that separate the bedroom from the kitchen. It's really not though, it's a normal sized hotel room with a full sized refrigerator. To have a water view from the room you enter into the bedroom. There is a full size sofa bed in the front room and only just enough room for the bed when pulled out. Efficiency kitchen not functional enough to do more than quick microwave items. I've been in extended stay motels that were 1000 times better than this for 1/3 the price. Parking, is a mess, Handicapped parking close to non existent. All kinds of people roaming around the dock area because of a bar in the next block. The view is the only thing they can really claim as being exceptional. The staff is knowledgeable and friendly, I appreciated their helpful attitudes.

The room is very clean and comfortable, everyone is wonderfully pleasant and accommodating. A terrific vacation with a homey feel. Check in was seenless and fun, check out was easy. We can't wait to come back! The view of the bridge was fun to see and the hotel is withun walking distance of everything yet set back enough too.

I booked a room, in December for a June wedding and my reservation was cancelled at 3pm the day of check in with NO reason at all! I was already driving to Newport when I got the call. The person actually told me the cancellation may have been due to the owner deciding to stay in the room last minute. Oh well good luck she said. And of course there were no other rooms available..I was transferred to Booking.com who told me to wait 30 minute then check my email..? At that point a list of available rooms nearby were sent to me. And, as I’ve read in other reviews, they had my money for 6 months supposedly guaranteeing the room, which is terrible business practice. I did get the refund fairly fast but that’s really not the point. It took me over an hour on the side of the road to find another room nearby which is the last thing I needed to do an hour before the rehearsal dinner and when I say nearby I mean a 20 minute walk. Terrible customer service and follow up. |This practice of last minute cancellation is the ultimate slap in the face. Do not book a room here .

Zero stars ! I called this hotel 3 days ago to confirm my reservations - they assured me I had the room I requested. So today I woke up to terrible weather with flash flooding where I live- I still loaded the car and drove over 5 hours in pouring rain from NY, with my two young children. I called 15 prior to check in to make sure our room was ready so I can park car in free parking provided only to be told I HAVE BEEN BUMPED FROM HOTEL due to overbooking!!!!! I prepaid in February for this room. I cried and cried as I tried to remain calm after the horrible drive with my poor kids witnessing it all. We were told we were “transferred to another hotel” but they didn’t know where. Summer in Newport- nothing is available! How could a hotel not call you in advance to let you know this information? If told this AM I would have canceled and not wasted my time. What a horrible experience. What terrible costumer service. I am still in shock! I have never experienced anything like this.

Amazing location. Close to endless options for dinner, bars, shopping, cafes and boating.

The view of the harbor from our room was spectacular.

Opportunities for improvement include a deep cleaning for our room and some new carpeting or flooring.

Newport is amazing and this spot is right in the center of town.location on point! Walking distance to everything. Spacious and clean. It is dated. And moldy smelling but over all a good pick. Great roof top.

Upon entering the room...||1. Laminate was torn off the kitchen cabinets||2. Ceiling vent in shower was caked with dust||3. Carpet in front of couch had large stain||4. Of the 2 windows in the room, one was broken and wouldn't open||5. Larger of the 2 curtains had a large, brownish stain on it||6. Owners lounge was closed for the week||7. Painting of hallway began the end of our week||8. Went to front desk with pictures of problems with room accommodations and was told by Thomas that they knew about the problems. I asked for a change of room and was told that they were booked. I was given a card with Joe Lasario's name on it. I called and there wasn't an answer or a voicemail set up. This was Saturday, Apr. 27th.||9. There are 56 rooms but only 51 parking spaces. You could park across the street, $10-20 during the daytime, $40 overnight, and would be reimbursed with receipt. During the day, the parking lot only accepted cash. On the Monday, Apr. 29th, 5 parking spaces were taken up with dumpsters, for renovations. ||10. On Sunday, Apr. 28th, while sitting having coffee, at 7:51 a.m., I heard a loud bang. I went to check and the shampoo dispenser had fallen off the wall in the shower. I called the maintenance office, a woman answered. I explained that the shampoo dispenser fell off the wall. After a while, a new bottle of shampoo with sent to the room. I then sent a text message to the main desk explaining the situation and requesting some sort of fix. The maintenance person, Brad, came and reapplied the shampoo, which fell within a few minutes. He left to get a new setup for reapplying the dispenser and took the new bottle of shampoo. He came back, stepped into the shower with his shoes on, reapplied the shampoo dispenser, and waited 30 mins. to make sure the shampoo dispenser didn't fall off the wall again. Unfortunately, I had to clean up his footprints in the shower and the bathroom floor...sanitize it.||11. You enter the room right into the bedroom. It's not a problem as long as your neighbors aren't slamming doors at 5:15 a.m. It woke me up out of a sound sleep. And it continued for 8 times. ||

BEWARE. This apparently is a time share property although you'd NEVER know this if you book it on Expedia or the like. I booked this property in February so my husband and I wouldn't have to drive home to our home in northern RI at night when we were attending the Newport Jazz festival in August. Luckily something told me to call and check in after seeing recent reviews and I was seeing that people's reservations were canceled at the last minute. I called and amazingly "they couldn't accommodate my reservation" since the owner decided they wanted their room back. NO calls and NO emails to let me know this! I spent over an hour calling some 1-800 number while they searched for a room for me. Luckily they were able to find us a room, but what horrible customer service. It felt like a scam!
